New owners will have the opportunity to cash in on the potential of a former bank in a prime trading position in Brixham town centre.
The NatWest premises at 28, 30 and 32 Fore Street are among the West Country lots listed for sale by the regional land and property auctioneers Clive Emson next month. (February)
With a freehold guide price of £185,000 to £215,000, the four story property is in a prime town centre location alongside leading national chains such as Costa, Salt Rock and Tesco. It includes a cash point, which will be let at £3,000 per annum to NatWest on a five year lease.
Auctioneer Graham Barton said: “This is a rare opportunity to acquire a substantial property in a prominent position in Brixham’s main shopping street with some parking to the side.
“We are anticipating keen interest from commercial investors and residential developers who may be attracted by the premises’ extensive floorspace.
“It’s got the makings of a large and highly productive, multiple component ‘rent-machine’.
“As well as one, two or three shops there is graphic potential for the creation of a number of flats. This will be subject to the necessary consents although a precedent has already been set with the conversion of the second floor into two flats already sold on long leases.”
The second floor flats have been sold on 125-year leases from 2013 with ground rents of £125 and £100. Bilfinger GVA have instructed the sale of the property on behalf of NatWest.
Britain’s largest independent regional land and property auctioneer Clive Emson sold land and property worth more than £15 million at its latest sale.
The company catalogued 110 lots and achieved a sale rate of 80% during the December auction, the success rate of the West Country office being virtually 90%.
Managing director James Emson said: “We are the country’s leading independent regional auctioneer and well-established in the national top five through value and volume of sales.
“Looking ahead to 2017 we will continually strive to improve our business, seeking new ways to benefit our customers and ensuring standards remain high no matter what trading conditions we face.
“Our online auction is going from strength to strength and the old adage that the best place to put your money is in bricks and mortar has never rung truer.”
Clive Emson Auctioneers holds eight rounds of auctions at five locations from Essex to Cornwall on consecutive days every six weeks, this time with a total of 117 lots.
Starting at 11am, the first of Clive Emson Auctioneers’ eight regional West Country auctions in 2017 takes place at the St Mellion International Resort, St Mellion, Cornwall, on Thursday February 9th, 2017.
